Building Status
Phase 1
Will make the basic structure safe for use, heated, 2 washrooms and basic utilities in place
Status:
All necessary work has been documented and materials estimated.
The building permit has been applied for.
Gas tax grant has been approved for spending and we are waiting for P.O.s to be put in place (this week?)
We are building two new washrooms in the annex. Rough in plumbing is completed and passed inspection, trench to Pender Landing septic system is dug, the pipe is in and is being backfilled, the septic tank and grinder pumps are on order and the washroom wall framing is underway. This work will continue until the washrooms are completed (walls, floors, sinks – the whole works).
The wet drywall and insulation has been removed in the annex.
The skirt around the main school crawl space/foundation has been removed, the lumber necessary to form up the new foundation is on site, engineering design/approval has been received and work will start as soon as the building permit is approved. This phase will eventually see a closed in, insulated and heated crawl space.
A new 200 amp electrical service has been planned and priced with grant funding in place to make it happen – volunteer electricians ready to go.
A heat pump has been planned and priced with grant funding in place. Installation will start once the foundation has been fixed.
Outstanding work scheduled – funding to be verified – still phase 1
Remove vermiculite in the main hall attic. Design reinforcing truss system and reinforce rafters in-place.
Remove tar and gravel from annex shed roof and install donated metal roof
Replace duroid shingles on front porch and cloak room with cedar shingles.
Remove and replace rotten 2 x 6 in east annex wall, insulate annex walls and replace drywall.
Install new doors and windows in annex
Phase 2
- Main roof has a sag in it.
- Ceiling has Vermiculite – which has asbestos in it.
- Front Porch and cloakroom roof leaking.
- Annex has ants and roof leaking
- Main building foundation around the perimeter has rotten posts and beams. However center beams and posts are OK and annex is on a cement foundation already.
- Back Porch and old washroom floor is rotten and needs replacing

- Replace back porch and install access ramp
- Replace windows and doors in main hall
- Insulate and refinish all walls in the main hall
- Complete electrical wiring
- Re-finish the wood floors in the main hall
- Install new kitchen
- Paint it up and party!
